In occupied properties my fee is $200. 

I spend about an hour and a half with the homeowner and will go room to room and provide detailed recommendations to help homeowners prepare their homes for sale. I give suggestions on how to best use the existing furniture, discuss space plans and re-purposing furniture in other rooms or simply removing it/packing it up. I also prioritize repairs or potential updates. I will provide on trend finish and material selections. I will share a list of trusted contractors and movers.  I'll also advise on furniture and artwork placement to bring out the best in every room. Your house should stand out from the competition, and I'll give you suggestions on how to accessorize using what you have or by purchasing or renting a few key items that will pull everything together. 

My initial site visit to a property is no cost or obligation. I allows me to see the space and prioritize what needs to be done to get the greatest return. At that point I can provide a proposal of my design fee and staging fee.

 A full staging includes the room-to-room consultation as the first step to get the property ready to put on the market. After any updates, repairs, and recommended purchases are complete , I will return to stage your home. I will hang artwork,  accessorize with pillows, throws, and decorative objects. I will make bathroom look spa like and strive to make bedrooms look resort like. Whether I use the artwork and accessories you have, supplement with my inventory or purchase a few important design pieces that add that perfect final touch, I will make your house look its best and stand out from the competition. 

Vacant properties are especially difficult for potential buyers to evaluate. When a home is lacking furniture, there is no point of reference for the buyer to gauge size or usage of the space, especially when viewing photos online.  Whether online or in person, they will often underestimate room size and can become confused about usage of a room without clues from its contents.  Vacant homes can also look cold and uninviting which is off-putting to the buyer. Even a brand new home with high-end finishes can be hard for buyers to emotionally connect to when it is completely empty. When staging a vacant home, not every room need to be staged. The house needs to be welcoming and allow the potential buyers to imagine living there. Each house is unique and we will discuss priority areas. In the Chicagoland area, I  have a warehouse of furniture, art, rugs, and accessories in my inventory. In Naples, I work with a furniture rental company. If  it adds value to offer a furnished home, I can procure furniture ,art, and accessories to make it move in ready.

To price out a vacant property, it is best for me to make a site visit to the property and strategize a plan to put it best foot forward and appeal to the most potential buyers. There is no cost for this initial site visit. After the visit I will provide a proposal. I will stage with furniture selected specifically for the house, stage and handle the careful moving in and out of the staging items.  

Choosing the right color scheme can be difficult. I will work with you to create a color palette that reflects your personal style and enhances your home's features. From classic neutrals to moody saturated colors, I will provide sample boards and renderings to help you imagine what your space can be.
